Mutiara Austin Residence - Ehsan Property’s newest innovative residential development

Along with it, Mount Austin is well known for its high end product offering which adds the value of good demographics that affects the reputation of the area.

“We did a case study on the area and we understand that there is strong demand for affordable houses,“ he added.

Dato’ Haji Abdul Hamid said properties are established through the company’s principle-based transactions, consistent efforts, and skillful execution rather than through physical strength.

The project’s name, Mutiara Austin Residence, is meant to evoke the image of a pearl in a vast ocean.

Mutiara Austin Residence comprises three blocks of service apartments with a total of 650 units and is a new high-rise development project by Lintang Hebat Sdn Bhd. Strategically located within Mount Austin vicinity, it is a five minute driving distance to Aeon Tebrau and Ikea Tebrau.

For those who enjoy greenery, Mutiara Austin Residence is crafted with a green design philosophy, which is extremely evident on the facility level where there is an herb garden.

He asserts that the unit types with the highest levels of interest from potential buyers right now are Type A, which has a built-up area of 743 square feet (2+1 rooms and 2 bathrooms), and Type B, which has a built-up area of 862 square feet (3 rooms and 2 bathrooms).

“We have more of these types of units in the project since they are not too big and are affordable for small families and first-time home purchasers. We do offer a very intriguing discount to those who purchase Bumi-lots. We also provide partially furnished units, he added.

Mutiara Austin Residence is expected to be completed by the end of 2026 and the project’s Phase 1 sales have reached 88 per cent. Phase 2 will launch by October of this year, according to Dato’ Haji Abdul Hamid.

“Overall, we target our project to be completely sold out by the end of 2023. This goal is driven by the demand that we have seen as well as the project’s strategic location in the heart of Mount Austin,“ he said.

The target demographic for Mutiara Austin Residence includes newlywed couples, young professionals, and first-time homebuyers.

He said the company expected the project to be completely sold out by the end of 2023, driven by the demand and strategic location.

According to Abdul Hamid, the company intends to create more affordable housing as well as high quality property projects in the future in an effort to continue expanding throughout Malaysia.

Budget aimed at helping the Youth

PETALING JAYA: The Belanjawan 2023 presented by the government has been timely to help youths deal with the present economic conditions.

The government gave youths a big break, offering fresh graduates starting off with fairly low wages, repayment discount incentives for National Higher Education Fund Corporation (PTPTN) loans among others.

The Belanjawan 2023 saw an allocation of RM388.1 billion, comprising RM289.1 billion operating expenditure and RM99 billion development expenditure, including RM2 billion in contingency savings.

In tabling the Belanjawan 2023 themed Membangun Malaysia MADANI (Building a Civilized Malaysia), the government sought to ease the financial burden of youth amidst the challenging economic climate.

PTPTN borrowers earning less than RM1,800 per month were also given a six-month loan moratorium.

The government will give a one-off RM200 e-wallet credit to youth, aged between 18 and 20 years old or students enrolled full time at institutes of higher learning.

Two million youths will benefit from this initiative dubbed the “eBelia Rahmah”, with a total allocation of RM400 million.

The government will also bear the fee for obtaining motorcycle licences for B40 youths listed under the e-Kasih database.

There were extensive measures to support youth entrepreneurs to access financing through agencies such as Bank Negara Malaysia, BSN and TEKUN with funds totalling RM1.7 billion, including RM300 million specifically to support micro businesses owned by women and youth entrepreneurs.

Greater career opportunities for youth, technical and vocational education - including training (TVET) graduates - were mooted in the budget to enhance their marketability and to find employment.

As TVET graduates only earn about RM2,000 per month, Prime Minister and Finance Minister YAB Dato’ Seri Anwar Ibrahim encouraged local businesses to hire more TVET graduates through several incentives.

“The government is collaborating with industry players to train TVET graduates, with a target involvement of 50 companies, especially among GLCs.

“These companies will partially or fully manage the operations of TVET institutions such as community colleges, industrial training institutes (ILP) and national youth skills institutes (IKBN) to provide training programmes that meet their needs,” the Prime Minister said.

He said the Social Security Organisation (Socso) would provide an incentive of RM600 monthly for three months as an addition to the salary offered by employers who hire TVET graduates.

This will help 17,000 graduates with RM45mil allocated for this purpose. GLCs will also offer 35,000 career opportunities to school leavers and graduates.

Youth and Sports Minister Hannah Yeoh recently launched the ’Skills for Life’ programme, which aims to provide youth the opportunity to upskill and reskill during weekend courses to help counter rising costs.

She had also encouraged youth to follow their passion and build on their strengths as a way of remaining resilient against economic uncertainties.

Businesses too are encouraged to host weekend training courses for youth to complement the ministry’s ‘Skills for Life’ programme run by the Youth and Sports Skills Training Institute (ILKBS).

This programme is held on weekends using a ‘Do It Yourself’ approach, tailored for youths from the B40 and M40 groups and those who are already working aged 40 and below.

In previous interviews, Yeoh encouraged youth to be open when it comes to acquiring new skills, regardless of whether one is academically inclined.

Alliance for a Safe Community offers 100 free seats for OSH-C training

PETALING JAYA: The Occupational Safety & Health Act (OSHA) was amended in March 2022, which aimed to enhance safety standards and mitigate workplace accidents and health risks at the workstation.

Former member of Parliament, Tan Sri Lee Lam Thye, said the OSHA Act greatly benefits employees, especially those who were working in industrial and construction industries.

“The act ensures that employers fulfil their duty to provide a safe and healthy workspace for their employees.

“Non-compliance with the legal requirements would cause employers to be penalised. And in the case of injury or death, the Department of Safety and Health (DOSH) has the right to put a pause on work.”

He said employees are also given mandatory hazard identification, risk assessment, and risk control (HIRARC) training to understand workplace safety.

Lee said there has been an improvement in workplace safety and health since the implementation of the act. “Over the past 30 years or so, I have observed that the number of industrial accidents and fatalities have been reduced, even though the number of employees has increased.

“There has also been almost RM3 billion saved annually on medical expenses or human resource productivity because of having safer working environments.

“But what I wish to see practised is a perfected zero accident policy, which means zero preventable accidents in the workplace. We must make occupational safety and health a culture instead of a priority.”

The 2022 amendments to OSHA Act affect small and medium-sized industries because it requires businesses that have five or more employees to appoint an Occupational Safety and Health (OSH) Coordinator, Chin Yew Sin, the Head of Training & Consultancy for Alliance for a Safe Community, said that authorities must condition the market or inform impacted parties before enforcement begins.

“To prevent further outcry and facilitate a smoother implementation, we must promote OSH Coordinator appointments, share success stories, and highlight the benefits through various channels to help raise awareness.”

There has been a significant surge in demand since the amended Act was gazette, and it is expected to increase manifold once it is enforced.

Therefore, it is crucial to ensure the availability of an adequate number of training providers to meet this escalating demand. If such demand is not met and businesses do not comply with the amended Act, consequences for violating the law include a maximum fine of RM 50,000, imprisonment for up to six months, or a combination of both depending on each particular instance.

Alliance for a Safe Community wishes to address the urgent safety needs in sectors such as manufacturing, commuting, and construction by providing support to companies facing innate occupational hazards.

Therefore, it launched an initiative to offer 100 small companies the opportunity to participate in a three-day training programme to help qualify individuals as trained persons in OSH coordination.

This valuable three-day programme is worth RM68,000 and is accredited by the DOSH which aims to help and support people facing financial difficulties, especially in the aftermath of the pandemic.

Qualifications will be determined by workforce size of fewer than 100 employees and financial viability such as low profitability, limited access to credit, or cash flow constraints.

A higher priority will also be given to small companies operating in higher-risk industries.Furthermore, the Alliance for a Safe Community has introduced a value-added program called “Ikatan Total Solution to OSH-C,“ which provides extra coaching sessions that are chargeable.

The extra programme consists of participants receiving one-to-one, or small group coaching sessions in their workplaces. Its personalised approach is a unique way of learning and aims to help assist participants in internalising the learning and effectively applying it in their workplace.

Seats for the programme are limited and will be allocated on a first-come, first-served basis.

Thomson Hospital Kota Damansara ushers in new treatment for Spinal Muscular Atrophy

PETALING JAYA: Thomson Hospital Kota Damansara (THKD), the flagship hospital of TMC Life Sciences Berhad (TMCLS), today (July 12) became the first hospital in Southeast Asia to administer Spinraza, a US Food and Drug Administration (FDA)-approved treatment for Spinal Muscular Atrophy (SMA).

The recipient of the treatment is a 5-year-old Sarawakian child, who has been diagnosed with SMA since birth. This first initiative is part of THKD’s collaborative Corporate Social Responsibility (CSR) program with One Hope Charity & Welfare to provide treatment for the period of 2 years. The procedure was performed by Consultant Paediatric Anaesthesiologist Dr Foo Sze Yuen in the presence of Consultant Paediatrician & Paediatric Neurologist Dr Sangita Dharshini Terumalay.

Spinraza received US FDA approval in 2016 after a series of trials that showed meaningful benefits in seven clinical trials involving infants and children with SMA, thus becoming the first approved therapy for paediatric and adult patients with SMA.

According to the National Institute of Neurological Disorders and Stroke, Spinraza is administered via injection into the fluid surrounding the spinal cord by a physician with SMA experience. Spinraza works as a disease modifying treatment that targets the underlying cause of muscle weakness in SMA – the Survival Motor Neuron (SMN) protein.

SMA is an inherited neurological genetic disorder that affects the central nervous system causing the nerve cells in the spinal cord and brainstem not to work properly. It impacts individuals across a range of ages, from infants and children to teens and adults, and with varying levels of severity.

It is estimated that one in every 10,000 births worldwide is diagnosed with SMA, an inherited disease, and around one in every 40-50 people globally are carriers of the mutated gene.

Selangor MB officiates opening of SplashMania Waterpark in Gamuda Cove

PETALING JAYA: Selangor Menteri Besar Datuk Seri Amirudin Shari today (July 3) officiated Selangor’s latest tourism offering, the 18-acre SplashMania Waterpark located in the township of Gamuda Cove.

The grand launch signalled the waterpark operating at full capacity with all 24 waterslides now available to the public along with its 15 attractions.

Speaking on the water park’s contribution to the state, Amirudin said, “Gamuda Land’s SplashMania Waterpark has put the South of Selangor on the map and breathed new life into the South of Selangor, complementing the state’s efforts in developing the Integrated Development Region in South Selangor as part of the First Selangor Plan.”

These include new townships such as Gamuda Cove and Gamuda Gardens, all strategically located within Selangor. “Both these developments catalyse the growth in both northern and southern Klang Valley. With the company’s investment into more sustainable infrastructure, it has further rejuvenated the local environment while also being a solid foundation for future investments to cater to the demand generated by these efforts.

“Since the soft opening of SplashMania in February 2023, the water park has welcomed over 75,000 monthly visitors from both the domestic and regional tourism markets. The success of SplashMania is however not limited to its individual visitorship but rather in how it effectively cross-pollinates with the host of other ecotourism offerings within Gamuda Cove that indicate the emergence of a major attraction hub in Selangor,” said Gamuda Berhad chairman, Tan Sri Ambrin Buang,

SplashMania Waterpark – Where Nature Meets Fun Comprising 39 waterslides and attractions, SplashMania Waterpark is the latest addition to Gamuda Cove’s placemaking initiatives with 70 per cent of the waterpark dedicated to green spaces.

The initial phase of opening was driven by the domestic market, mainly from Greater Klang Valley and neighbouring states, while primary international tourists were from Vietnam, Singapore and Australia.

The much-anticipated introduction of Malaysia’s first Virtual Reality Waterslide, Atlantis VR will further augur the park’s attractiveness. While the two latest additions Monsta and Twista waterslides are equipped with high-speed twists and turns, an adrenalin pumping ride for thrill seekers.

Other notable waterslides include The Shaka Waka, which is a one-of-a-kind enclosed tube slide with audio and light effects, creating a unique experience within the slide itself as visitors travel down at high speeds, The Plunge, a high-speed flume angled at 78 degrees, which plummets visitors from six storeys high from the top of Amazonia Ship, and The Wild Rush, where visitors blast through narrow looping and twisting tunnels with back-to-back curves and tight 360-degree loops. Gamuda Cove – Nature Sanctuary, Smart City Dubbed as a nature sanctuary and smart city, Gamuda Cove has been meticulously planned to incorporate innovation, technology and sustainability amongst nature.

Through its engineering expertise, it has sustainably transformed the once problematic peat soil, making it suitable to be developed into a place where people and nature can come together, harmoniously. Gamuda Land targets to plant 270,000 trees in Gamuda Cove.

To date, close to 12,000 trees have been planted within the township. This initiative is part of the #OneMillionTrees programme aimed at preserving the country’s biodiversity by planting one million trees across its developments by 2030.

Gamuda Cove has also earmarked 90-acres of reserved land to develop a Wetlands Arboretum, adjacent to the 1,111-acre Paya Indah Discovery Wetlands. Supporting the overall masterplan is its comprehensive green transportation network which includes 75km of carefully planned pedestrian and cycling paths.

For intracity travel, an e-tram currently serves residents and visitors at Gamuda Cove – the first development in Malaysia to have such infrastructure.

The tram network is being further expanded to connect other key areas of the township. “With its future-focused masterplan, we believe that Gamuda Cove will be a place for business, education, leisure and tourism all merged into essentially a highly liveable familyfriendly and environmentally-sensitive community,” remarked Ambrin.

The beauty of BraillePad, is its ability to customise textural and graphical content in 3D, enhancing quality learning via tactile sensory, and eventually making learning more fun and accessible to everyone. This innovative technology enables the visually impaired to engage in independent learning, free from the constraints of a teacher’s presence.

“The Taylor’sphere ecosystem and purpose-led education curriculum at Taylor’s University has been instrumental in transforming my passion for engineering into a tangible solution that empowers visually impaired individuals. With their support, my team and I embarked on a multidisciplinary project to revolutionise braille books, ensuring equal and equitable access to knowledge for all communities.

“Our 3D Printed Audible BraillePad represents a groundbreaking self-learning system that is not only cost-effective but also fosters independent learning,” he said.

Upon completion of her Foundation in Business course, Tharani Ramasamy embarked on a bachelor’s degree in Accounting and Finance at Taylor’s University and with the university’s connections in the industry, Tharani successfully secured internships with prestigious accounting firms.

However, Tharani’s passion for teaching led her to pursue a Master of Teaching and Learning programme at Taylor’s School of Education, graduating with a perfect CGPA of 4.0.

Her interactions with her lecturer and supervisor during her master’s program, led to her role as the project officer for Projek BacaBaca, which then ultimately led her to pursue her PhD in education, where she currently investigates former Tamil primary school students’ during their primary-secondary medium of instruction transition.

“Projek BacaBaca is an initiative that aims to raise awareness on learning poverty and promote literacy for underserved communities. Taylor’s University has nurtured my passion for teaching and research, enabling me to make a meaningful difference in the lives of students. Through their purpose-led education curriculum and support, I have been able to explore my interests, tackle educational challenges, and pave the way for a better future in education,” she explained.

Tharani has also gone on to present a research paper on Learning Poverty at the BERA Conference 2022 at Liverpool University, and was invited to conduct a sharing session for teachers from The Night School Project on Assessment, a programme that trains teachers who teach refugee and stateless students in Malaysia.

Immanuel Santosh, former Taylor’s College Foundation in Arts student, who went on to pursue his Bachelor of Arts (Hons) in Interior Architecture at Taylor’s University while being a dedicated ambassador of The Risers, spearheads CAREbinet by The Risers project.

“The project involves building and distributing 14 cabinets to schools in Kuala Lumpur, which highlights the importance of community involvement in ensuring a sustainable and inclusive future for all. I am proud to be a part of the team that worked on building and distributing the cabinets which included other The Risers ambassadors as well as Taylor’s students, with guidance and assistance from creative hub Mereka,” said Immanuel.

Universiti Tunku Abdul Rahman (UTAR) nurtures innovative engineers for the Telecommunications sector

PETALING JAYA: UTAR’s Bachelor of Telecommunications Engineering (BTE) with Honours, is designed to provide a thorough understanding of state-of-the-art telecommunications systems.

Currently under the Lee Kong Chian Faculty of Engineering and Science (LKC FES) of UTAR, the programme also provides an edge with the latest technologies which are in line with the 5G networks, Fourth Industrial Revolution and Artificial Intelligence (AI).

Being fully accredited by the Engineering Accreditation Council (EAC) Malaysia, UTAR graduates have the opportunity to register as Graduate Engineers with the Board of Engineers Malaysia (BEM) upon completion of the programme. The accreditation also gives an assurance that UTAR graduates have met the academic standards for engineering practices.

He added, “This involves communication electronics, digital signal processing, signal coding, optical communications, broadband multimedia communications and fixed broadband network. In addition, artificial intelligence (AI), machine learning, the Internet of Things (IoT) and cloud computing are some of the descriptive technologies that enable the next-generation networks.

“Our strong partnership with industry has allowed us to develop a practice-focused course, which is essential for the needs of the rapidly changing telecommunications industry. In this programme, AI and communications syllabuses are taught by Huawei Certified Academy Instructor (HCAI). Acquiring the industry-relevant technical knowledge will prepare students to take the Huawei Certified ICT Associate (HCIA) certificates.”

Dr Chang also enthused, “Upon completing the programme, students gain an in-depth understanding of the engineering principles and gain the ability to use mathematical and statistical tools to evaluate networks and assess their performances.

The programme paves the way for students to develop commercially viable network applications, understand threats to security, and implement protective measures. Through the programme, the students will deepen their theoretical knowledge and develop extensive analytical and problem-solving skills, with the opportunity to give presentations, and take part in group work and discussions; aiding in preparing the students to be part of a developing team and bringing the best out of the individual’s capabilities.”

The BTE programme is fully accredited by EAC Malaysia, and requires four years for a full-time student to complete the programme. Telecommunications Engineering is one of the most rapidly developing and dynamic fields of engineering that can open up a number of career paths.
